FAQ

Property Management — Frequently Asked Questions

What does a property manager do for a second home in Hampton Bays?

Erick Centeno Remodeling acts as your local point person: scheduled home-watch checks, coordinating and supervising your vendors (pool, landscaping, HVAC, cleaning), handling small repairs directly, and preparing the house before you arrive — so an absentee owner has one trusted number to call instead of managing a dozen contractors from the city.

Do you coordinate my existing vendors, or replace them?

Either. If you already have a pool company and landscaper you like, we coordinate and supervise them and review their invoices. If you need vendors, we bring in ones we trust. The goal is one accountable point of contact, not more middlemen.

Can you handle repairs, or just schedule other people?

That's the difference here. Erick Centeno is a carpenter and remodeler, so a lot of what a typical manager would sub out — trim, doors, decking, water damage, finish work — gets done directly, without markup on a subcontractor or the wait.

How do you keep me informed while I'm away?

Photo-documented reports after each visit and a monthly summary of what was checked, coordinated, and repaired. You always know the status of your home without having to ask.
